The staff were friendly and most helpful. One can meander through the the Royal Gardens across the street - a wonderful treat. Traditional stone wall architecture runs up and down the street. The hotel itself is cozy and has a bright dining room with a big bay window above the street facing the gardens.

My main complaint was the size of the room and the quality of the breakfast. The room was much too small for two people and did not have a wardrobe so clothes had to be placed on a rail which overhung a lamp - a potential fire hazard. The bedroom window was old and extremely difficult to open. The breakfast I felt was very unappetising and served by a very dour and unfriendly waitress.

Not really the kind of place I would recommend, apart from the fact that it is very convenient to the city centre.

There are several Inverleith streets - a lane, a terrace, etc. Pointing that out could help clarify the directions.

The room carpet was in bad condition. Having a toddler means we spent a good deal of time on the floor.

A privately owned hotel with fantastic breakfast included. Location is quiet and near the Botanic Gardens. Rooms are small and older, but quiet.
