A very nice, clean B&B in a quiet and peaceful area just slightly out of Edinburgh city centre (it's a 20 minute walk to the middle of Princess Street where the tour buses go from and the tourist information office is). I would definitely recommend it - good value for money, especially compared to some of the much higher priced hotels if all you want is a bed, bathroom and a good breakfast in a welcoming and friendly atmosphere.

Compared to other B&Bs we stayed during our holiday, receptionist was quite blunt.
...
bathroom not clean
no shower soap was provided!
...
compared to other B&Bs with same characteristics, this place was quite expensive
...
checking in time (receptionist was quite annoyed that she did not know our check-in time .... no-one asked for it)
...
expensive
not good value for money
not too clean
safe area, but not a comfortable place at night.
