We arrived a lot earlier then we stated in
our reservation. It was no problem. We also
had forgotten to mention that we would
arrive on our bicycles. This wasn't a
problem either. They didn't have a garage or
something to store the bicycles ans so they
we're put in the hallway. No problem at all.

A good guesthouse in a quiet street with
nice rooms en clean bathrooms. Very friendly
staff. Distance to the centre of the city is
a 20 minute walk.

Great full Scottish breakfast with egg, bacon, beans, tomatoe, mushrooms and toast. Very quiet and peaceful. Also, the hosts are rarely seen except at breafast. This is nice if you want to be left alone. YOu need to bring soap and shampoo, etc.

The Balmoral is very nice and I would stay there again. It was the best deal I could find and it was in a good location. We walked easily to the Royal Mile and Princes steet areas. The breakfast was great and it was nice to sit and chat with other guests. Our TV did not get very good reception but we weren't in our room much. It was very quiet and bed was comfy. It was a well decorated Guest House.

I really enjoyed my stay at the Balmoral Guest house and will recommend it to others. The Breakfast is an absolute must and eating it at the large table in the dining room with other guests was a great way to start the day.

Given the rates for lodging in Edinburgh the Balmoral Guest house is definetely very good value for the money that you pay.

Lovely homely feel to the house and the room was very comfortable. Excellent breakfast and always someone on hand to help or contactable by mobile if not around.
