The Balmoral Guesthouse is a small family guest house with 5 very comfortable bedrooms. All our rooms are furnished with period furniture, the largest family room has en-suite facilities (bath and shower), a large bay window and an ornate cornice ceiling. All have colour TV, wash hand basin, tea and coffee facilities and central heating. There are two newly fitted bathrooms (with showers) located immediately outside our standard rooms.
 
The house is a listed townhouse built in 1856 and is part of a terrace of larger properties situated along a quiet, pleasant residential street about 15 minutes walk from Princes Street and Waverley train station. The breakfast room has many antique furniture items including a large 10 foot mahogany table where you can enjoy breakfast chatting with the other guests.
 

The dining room chairs are actually some of the
original cathedral chairs from St Giles Cathedral in the Royal Mile. The room itself has an ornate cornice ceiling, wide bay window and a large black marble fireplace which acts as a centre piece to the room.
