A very good hotel, close to central Edinburgh (new town)and the bus station and train station. Staff were very helpful, especially Sally.

I wish I had requested an early arrival check-in....

I'm not sure if it states whether the property has an elevator or not. For some people this could make a tremendous difference especially with luggage.
Parking available was difficult to find.

Very adequate. Off the main drag but a very pleasant walk to anything we needed.

did not know that there was not a lift - The receptionist casrried my bags for me up 3 floors. very kind.

some renovataions seemed to be underway in the dining room that spoilt the decorations, but did not interfer with the use.
the serving staff in the dining room were untrained.

I don't think that that the breakfast was listed as cold/ continenetal. There was not a hot breakfast available
