No offer to carry our luggage up to our room which didn't set a friendly tone for the stay though the owner seemed like a decent person all the same. He told us to go staraight up to the room so we didn't have to wait around at reception which we appreciated as we arrived late and had been travelling all day.

Room was very small and mattress needed replacing (sagging in middle). Breakfast dining area and breakfast itself was very good and compensated for the disappointing room.

Good breakfast, friendly atmosphere. Probably fair price for Edinburgh peak season.

Very simple place but good value for money for the heart of Edinburgh. Very friendly people.
